BPS Global Group and CITIC Capital has joined forces to sharpen the growth focus within the Chinese logistics real estate market since 2017. Nanjing Binjiang Modern Logistics Center, one of a series of logistics hub that BPS Global Group and CITIC Capital is building across China, will provide international standard logistics infrastructure to both locally and globally focused companies operating in China. This is also the first project to start after the collaboration agreement signed between BPS and CITIC Capital for close cooperation on developing and expanding the Chinese logistics real estate market. On top of traditional warehousing and logistics operations, the modern logistics center was also designed specifically for e-commerce, light manufacturing and other high value-added services.
Strategically located in the Jiangning Development Zone, approximately 25 kilometers from downtown Nanjing, 12km from the Third Nanjing Yangtze Bridge and 30km from the Nanjing Lukou International Airport, the site is considered to be one of the best connected industrial areas and was favored by leading international logistic operators and distributors. With close proximity to multiple national expressways that stretches from Yangtze River Delta to major transportation routes, the project site has easy access to Nanjing’s surrounding cities and Shanghai CBD (Central Business District), Shanghai Pudong International Airport, Shanghai Hongqiao International Airport, and Shanghai Yangshan Harbor which facilitating movement of cargo to and from the economic zones to key seaports and airports within reach.
Traditional logistics centers in China are usually located far from logistics clusters and transit nodes. They are also mostly equipped with low quality interior layout and resulted in inferior operational efficiency. With the driving of robust e-commerce and stormy growth in Omni-Channel fulfillment in China, the demand for modernized logistics facilities has been overwhelming whereas at the same time modernized logistics facilities remain undersupplied.
The Nanjing Binjiang Modern Logistics Center is a well-designed and high grade logistics facility that has optimized layout and configuration for the e-fulfilment operation and 3PL distribution business. The project, occupying over 71,000 square meters, houses a two-storey sorting building and a two-storey distribution building. Each building is served by two access ramps dividing the up-traffic from down-traffic. Other amenities comprise of office space, workforce living quarters, loading docks and ample outdoor storage areas. Aiming to cater the surge demand to modernized logistics facilities, this new development has been designed in compliance with international standard.
At the beginning phase of design, geographical and operational factors were well considered to be included into the sustainable, flexible and cost efficient logistics center. Top-grade security systems, including intelligent security access and comprehensive alarm systems, and other safety configurations have been incorporated into the overall warehouse design. High ceilinged space made it possible to build mezzanines and safe operation of high-lifting equipment. Energy friendly fixtures have been integrated into the design with the aims to create a green environment and provide a comfortable working space. The foremost important feature is a well-planned IT network infrastructure in place to enable logistics automation that boosts efficiency and performances.
